Because I cannot install the tree form application, I can't answer this question with a vivid illustration. From my perspective, BE in this this case is a copulative verb so it requires a zero CP-specifier and a PredP ( This whose dirty underwear) followed. The C [+Q;+WH] requires a movement from I ( the verb BE moves I[PRES;IIISG]-> is) to C so that the affix is not left stranded. Then the PredP Specifier ( DP: This) moves to the IP specifier. The whole DP ( whose dirty underwear) moves to the CP Specifier.

I'd tried but the tree needs movements and I dont know how to illustrate those.
